Pipes burst for three main reasons in the Kirkland area. Freezing: during winter cold snaps (uncommon but not rare on the Eastside), exposed pipes in crawlspaces, attics, and exterior walls can freeze and expand until the pipe cracks. Corrosion: older homes with galvanized supply lines (common in Downtown Kirkland, Norkirk, and Houghton) develop internal corrosion that weakens pipe walls until they fail under normal water pressure. Material failure: polybutylene supply lines installed in 1980s construction (Rose Hill, Kingsgate) are prone to sudden cracking at fittings and joints. A burst supply line under 40 to 60 PSI of pressure can release 5 to 10 gallons per minute — flooding a room in under 10 minutes.
The first priority is stopping the water. If you can reach the shutoff valve closest to the burst (or the main shutoff), do it before we arrive — we'll walk you through it on the phone. When the plumber arrives, they isolate the damaged section, cut out the failed pipe, and install a permanent repair using the appropriate material (copper, PEX, CPVC). If the burst reveals systemic pipe deterioration (multiple corroded sections, failing poly-B), we scope a repipe and give you a quote so you can plan the larger repair on your timeline, not in another emergency.
Tell us where the burst is, whether water is actively flowing, and whether you've been able to shut off the water. We dispatch and walk you through shutoff while the plumber is en route.
The plumber shuts off the water supply to the burst section, stops the flooding, and assesses the scope of the damage.
The failed section is cut out and replaced with a permanent repair. We use clamps for temporary stabilization if the situation requires it, followed by a permanent repair.
The repaired section is pressure-tested to confirm no secondary leaks. We check adjacent sections for signs of similar deterioration.
We extract standing water if accessible, advise on drying the affected area, and connect you with a water damage restoration company if professional drying is needed.
