Kirkland has three generations of sewer laterals with three different failure modes. Pre-1970s homes in Downtown Kirkland, Norkirk, and Houghton often have original clay or Orangeburg (tar paper) pipes — clay cracks at joints and lets roots in; Orangeburg collapses under soil weight after 50 to 60 years. Homes from the 1970s through 1990s typically have cast iron laterals that corrode internally, especially below the first floor cleanout where moisture sits. Newer homes have PVC, which rarely fails structurally but can develop bellies (low spots) in poorly compacted fill — common in developments built on Kirkland's hilly terrain. Tree roots are the universal aggravator: they enter through any joint or crack and expand to fill the pipe.
We match the repair method to the problem. Spot repairs (dig-and-replace a 4- to 8-foot section) work when damage is localized — a single root-invaded joint or a cracked section. Trenchless pipe lining (CIPP) inserts a resin-saturated liner into the existing pipe and cures it in place, creating a new pipe inside the old one without digging up your yard — ideal for pipes with multiple root intrusions or general deterioration that are still mostly round. Full replacement is necessary when the pipe has collapsed, has severe bellies, or is Orangeburg. We use a sewer camera to assess the pipe before recommending anything, so you see exactly what we see.
We push a high-definition sewer camera through the cleanout to inspect the entire lateral from the house to the city main. You watch the feed in real time and see the exact location and nature of the problem.
Based on the camera footage, we present your options: spot repair, trenchless lining, or full replacement. We explain the pros, cons, and cost of each so you can make an informed decision.
We pull the City of Kirkland sewer permit, call for utility locates (811), and plan the excavation or lining access points to minimize disruption to your yard and landscaping.
The pipe is repaired, lined, or replaced. For trenchless work, we access through the existing cleanout or a small excavation. For traditional replacement, we dig the trench, lay the new pipe, and backfill.
We schedule the city inspection, run a final camera to verify the repair, and restore the excavation area — grading, compacting, and re-seeding or re-covering as needed.
Don't guess what's happening underground. A sewer camera inspection shows you the exact problem and lets you make an informed decision.
