Hidden leaks found without tearing into your walls. Acoustic sensors, thermal cameras, and pressure testing pinpoint the source — then we fix it before the damage spreads.

A pinhole leak in a copper supply line behind drywall can run for weeks before you see a stain. In that time, the moisture saturates framing, promotes mold growth (which can colonize in 24 to 48 hours in the Pacific Northwest's humidity), and damages subfloor or ceiling materials. Slab leaks — where the supply line runs under or through the concrete foundation — are even harder to detect. You might notice a warm spot on the floor, hear running water when nothing's on, or see an unexplained spike in your water bill. Kirkland homes built in the 1960s through 1980s with copper supply lines are particularly susceptible to pinhole leaks caused by water chemistry, while homes with polybutylene (poly-B) lines can develop failures at any connection point.
We don't guess where the leak is and start cutting holes. Our detection process uses three complementary technologies: acoustic listening devices that amplify the sound of pressurized water escaping through a crack or hole; thermal cameras that reveal temperature differences behind walls and under floors caused by moisture; and pressure isolation tests that narrow the leak to a specific pipe section. Once we pinpoint the location, we make the minimum necessary opening to access and repair the leak — patch the pipe, replace the fitting, or reroute the section if the pipe material is failing systemically.
You describe what you're seeing — water stain, high bill, damp spot, sound of running water. We ask about your home's age, pipe material, and any previous plumbing work.
We shut off all fixtures and watch the meter. If it moves, water is escaping somewhere. We then isolate sections to narrow down which line has the leak.
We listen for the leak with acoustic amplification and scan walls, floors, and ceilings with thermal imaging to find moisture concentrations without opening anything up.
Once located, we make the smallest possible opening to expose the leak. No unnecessary demolition — just targeted access.
The pipe is repaired or replaced, the system is pressure-tested to confirm the fix, and we clean up. Drywall or flooring repair is coordinated if needed.
